Objective:

The goal of the Regional Manager is to keep the properties in excellent shape, keep them occupied and rents collected. The Regional Manager is required to make regular reports to the investors and upper management on the fiscal aspects of the holdings as well as recommend improvements and renovations.

The Regional Manager must have the ability to exercise good judgment and self-control, be enthusiastic, have a good attitude, be trustworthy, have personal integrity and honesty plus have good human relation skills to demonstrate the ability to deal with Residents, Peers and Supervisors.

The Regional Manager needs to be available to adequately address emergencies and resolve problems. They must be available to travel at a moment's notice either by ground or air. To effectively manage their staff and interact with residents, communication skills need to be exemplary.

Duties and Responsibilities:

  • Oversee the property teams in all activities related to occupancy, collections and delinquency
  • Coordinates communication among on-site property managers and core team
  • Ensuring all daily, weekly, monthly and quarterly reports are completed by property teams
  • Determine property maintenance requirements, review contractor bids and negotiate maintenance contracts
  • Coach, counsel and discipline employees and monitor and appraise job results by directing staff job results
  • Develop and manage maintenance budget and operate within budget constraints
  • Determine reimbursable charges and suggest budget revisions by overseeing variance reports
  • Document tenant closes and communicate on administrative matters
  • Review property activity reports, delinquency reports, and other performance data to measure productivity, goal achievement and to determine areas for improvement
  • Manage the property’s turn process and coordinate with PPCC as necessary to prepare POHs for sale
  • Identify deficiencies and work with senior management to implement corrective action plan
  • Resolve resident relation issues in a professional and courteous manner
  • Approve on-site personnel hires, status changes and terminations
  • Travel to properties as necessary

Qualifications:

  • Must have 5+ years solid multi-site regional property management experience
  • Must possess excellent communication and financial skills
  • Professionalism in work and demeanor a must
  • Able to travel to properties as needed
  • Knowledge of Microsoft Office Word, Excel and Outlook and Property Management software ( e.g. Rent Manager)

Physical Requirements:

  • May be required to sit for periods at a time at desk
  • Must be able to lift 20 lbs as needed in office setting
