Construction Project Manager

CLASSIFICATION PURPOSE

This exempt supervisory job classification is responsible for managing all aspects (e.g., gross margin, schedule, contract review and subcontracts, change orders) of individual projects from award bid through completion to ensure budget compliance, efficiency, and profitability; perform related work as required.

Essential Functions

  • Manages multiple construction crews according to company procedures, goals, and values;
  • reviews bid turnover package from estimating for accuracy;
  • reviews plans and specifications to get familiar with the project;
  • reviews estimate and compares with plans and specifications for accuracy;
  • prepares a submittal log;
  • sets up the project in the accounting system;
  • establishes a budget and enters it into the accounting system;
  • prepares a job book and subcontract agreement;
  • presents the project (e.g., pre-construction agenda, review of plans, scope of work, specifications, inclusions/exclusions, schedule, and any items that may have been omitted during the bid process) to the team during the pre-construction meeting;
  • holds Foremen and Supervisors accountable for project schedule, project hours, material orders and delivery and client updates and coordination, and maintenance;
  • assists in removing roadblocks in successful job completion (e.g., materials, subcontractors, clients);
  • strives to get subcontractors onto a job first and complete it prior to sending company crews to the site;
  • manages subcontractors (e.g., contracts, terms, scope of work, schedule, progress, payment requests);
  • designs construction plans for installation crews;
  • works with the sales/design team to ensure quality and accurate production rates;
  • solves technical issues on as-built projects;
  • edits, updates, and ensures the use of the company Construction Manual;
  • informs Supervisor of the project schedule (e.g., status, budgeted hours, problems) on daily and weekly basis;
  • ensures all contract billing, job set ups, and change orders are completed to company standard;
  • ensures key performance indicators (e.g., gross profit, project budgets) are reported on time and to company standard;
  • prepares project start plans (including all project documents) for approval;
  • selects, supervises, trains, disciplines, and evaluates employees;
  • designs, completes, and maintains all required reports, forms, and logs to track activities such as estimates, requests for information, field changes, and purchase and delivery schedules;
  • conducts regular job site inspections;
  • analyzes, negotiates, and/or approves all vendor bids, subcontracts, change orders, requisitions, and proposals;
  • designs and maintains required approve payment of invoices received from subcontractors;
  • ensures all work and materials comply with specifications, timelines, and profit margins;
  • verifies and approves invoices for orders placed;
  • conducts meetings;
  • establishes business plans and performance objectives, and reports performance against business objectives;
  • complies with all company policies, procedures, and standards;
  • understands the relationship between job quality and customer service, satisfaction, and retention;
  • notifies Vice President and President of all gross profit lost work;
  • provides excellent service (e.g., accurate, complete, and timely) to clients, vendors, and company staff in a courteous and efficient.

Education/Experience

An example of the preferred education, training, and/or experience that demonstrates possession of the knowledge, skills, and competencies for this position includes: at least five (5) years of Landscape construction management experience similar to that described above.
