Job Summary:

The Assistant Project Manager will provide support to the project team in the overall administrative, financial, and technical direction of a project. This position will work directly with the Project Manager to ensure projects are constructed in accordance with contract, design, budget, and schedule requirements.

Key Responsibilities:

- Project Coordination: Assist in the coordination of all project activities, including scheduling, budgeting, and resource allocation.

- Material Tracking: Develop and maintain material tracking logs to ensure materials are available when needed on site.

- Documentation: Research, develop, and write detailed Requests for Information (RFIs). Perform detailed review and processing of project submittals. Maintain and update project documentation, including contracts, permits, and change orders.

-Communication: Coordinate with the design team for efficient responses to submittals and RFIs. Serve as a liaison between the Project Manager, subcontractors, vendors, and clients to ensure clear and consistent communication. Present in weekly project status meetings.

- Quality Control: Assist in monitoring project progress and quality to ensure compliance with specifications and standards. Review and verify constructability of plans and specifications.

- Financial Reporting: Assist with project forecasting and month-end financial reporting. Manage changes and ensure proper distribution of construction documents and/or project scope to ensure that the most current documents are being used.

- Procurement: Contribute to the buy-out process by requesting and reviewing bids and aligning budgets as necessary to create subcontracts.

Qualifications:

- Education: Bachelor’s Degree in Construction Management, Civil Engineering, Business, or a related field preferred.

- Experience: 2+ years of experience as an Assistant Project Manager within multifamily construction. Proven record of success on large and/or complex projects. Required.

- Proficient with relevant construction technology; experience with Procore is a plus

- Strong organizational and multitasking abilities

- Excellent written and verbal communication skills

- Ability to read and interpret construction drawings and specifications
