Job Description

Under the close supervision of the Manager, responsible for the daily operation, preventative maintenance and repairs to multiple critical building infrastructure including plumbing, electrical, HVAC and all other building systems. Assists in establishing objectives and timeline estimates for assigned facility infrastructure projects, critical systems maintenance and related support activities. Acts as primary liaison to clients and suppliers on related projects.

What You Will Be Doing:

  • Performs and/or oversee periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, lights, etc.), and periodic testing of the equipment. These systems include, but are not limited to; air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling plant, boiler and all plumbing system components.
  • Contributes to Facilities project pre-planning by participating in the establishment of project objectives, procedures and performance standards to comply with corporate standards, policies and objectives.
  • Prepares, processes, obtains approval and implements related contracts and service agreements.
  • Reviews Facilities related proposals and/or plans to determine project timelines and available resources for assigned projects.
  • Confers with management to outline work plans, project schedules, responsibilities and scope of work for projects performed by in-house and contracted technicians.
  • Perform adjustments needed on HVAC building automation system and lighting control panel
  • Perform all assigned work so as to ensure the safety of the building tenants and the continuous operation critical infrastructure.
  • Troubleshoot, evaluate and recommend equipment/service upgrades.
  • Coordinate maintenance efforts with outside contractors and technicians when work cannot be performed in-house.
  • Ensures compliance with all written operating procedures associated with site, city, state and federal regulation
  • Ensure the cleanliness and appearance of all work areas
  • Collaborates with colleagues to develop and maintain uniform policies and procedures to streamline facilities and corporate operations
  • Shares on-call and after-hours critical equipment support activities with colleagues.
  • Provides accurate and timely documentation and reporting as required.
Qualifications

Level of Education and Discipline:

An Associate's degree (two-year program) or equivalent formal training program or related experience.

Amount of Experience:

Two or more years of related experience.

Certifications:

Certificate in Facilities Management preferred.

Type of Experience:

Experience in a critical facility/data center environment or service field managing 100% uptime is required.

Experience with chiller plants, heating and cooling systems, building management systems, critical electrical systems, emergency generators, transfer switchgear, UPS systems, PDU's', etc. is required.

Experience with critical systems troubleshooting, repair, maintenance and operations skills and the ability to implement critical processes/programs and be detail oriented as it relates to technical documentation and critical processes are essential.

Additional Skills and Abilities:

Proficiency in computer applications including AutoCAD, MS Project, facility maintenance and information management software, spreadsheets, e-mail and databases. Knowledge of applicable building methods and building codes. Experience using basic concepts of algebra and geometry, and calculating discounts, interest, commissions, proportions, percentages, areas, circumference and volume.

Ability to work effectively in a team environment as a facilitator and team member. Must have a demonstrated ability to maintain successful client relationships. Excellent communication, business writing and analytical skills required. Responds quickly to emergency situations.



Additional Information

The pay range for the Facilities Maintenance Engineer position is $30.83 - $51.39 hourly.
