The main focus of the VP/Real Estate & Construction lies in implementing the Real Estate strategy. The job has numerous direct reports depending on the country: multiple Real Estate Directors, a Portfolio Director, Director of Construction Real Estate Legal.

PURPOSE:

The Real Estate strategy is implemented via regional acquisition, delivery, and maintenance of sustainable stores to the best conditions. Responsible for building a local Real Estate network to support the long term growth agenda and building a solid organization concerning Acquisition, Construction and Support.

RESPONSIBILITIES:

1. Operational Management

  • Builds and manages the local Acquisition, Construction and Support team in line with the strategy and set targets.
  • Set Housing criteria, create budgets and manage costs.
  • Responsible for the IP’s and realization of new stores in line with these budgets.
  • Responsible for realistic planning in line with the budget and targets.
  • Warrants cost effective rent quotes, Capex, and maintenance costs.
  • Warrants the flawless execution of obtaining permits in a timely manner and dealing with local authorities, ensuring no disruption from governance procedures.
  • Analyzes the portfolio Housing criteria, cost, and sales potential, creates a white spot analyses and maintenance plan.
  • Drives communication with the other departments (Store Operations, Legal (int./ext.), Logistics, etc.).
  • Analyzes and optimizes processes to create an effective organization in line with the mission, values, and culture of Company.

2. Strategy/Policy

  • Executes the Real Estate strategy via a strong local acquisition team, delivers annual growth targets for new stores and maintains and improves the existing stores portfolio.

3. People Management

  • Gives direct and constructive feedback about the delivered performance and personal developments related to future requirements and priorities.
  • Stimulates employees to join in on the thought process and to actively contribute to the development of new ideas and to learn from his/her own experiences and those of others.

REQUIREMENTS – HARD SKILLS:

  • University work and thinking level in combination with a completed Master degree (preferable Business Economics, Business administration, Law, or specific Real Estate study).
  • Proven experience within Retail and Real Estate (minimum 8 years).
  • Proven experience in negotiating Lease contracts, and contract management.
  • Sound oral and written communication skills.
