High Country Search has been retained to execute a senior leadership assignment for a Denver-based firm. This role will be be focused on asset and portfolio management. The firm is a real estate investment management company with over a decade of experience in acquiring, developing and managing all major property types in the United States. The company’s two current investment strategies include: i) investment and management of value-add acquisitions, major renovations and repositioning and opportunistic ground-up developments throughout the United States and ii) Acquiring and managing a top tier portfolio of core assets.
Key Responsibilities
- Oversee the full scope of a real estate portfolio, including asset and portfolio management, periodic tax-efficient dispositions and reinvestment strategies.
- Drive value creation through proactive asset management of a diverse portfolio across multiple sectors and markets.
- Develop and execute comprehensive asset and portfolio business plans, including leasing strategies, periodic asset dispositions, reinvestment of sale proceeds, and ongoing financing strategies.
- Build and lead a small high-performing team, starting with a junior asset manager, an investment analyst, and a finance/accounting team.
- Manage outsourced professional support as needed for property management, legal and tax, and capital improvement activities
- Conduct thorough market analyses to identify periodic core investment opportunities and lead 1031 exchange deals.
- Define and communicate the long-term vision for the company's real estate investment portfolio, aligning asset management strategies with overall business goals.
- Build strong relationships with all stakeholders, including capital sponsors, board members, fellow employees, and brokerage community to optimize long-term results.
- Implement risk management strategies and ensure compliance with legal, regulatory, and financial obligations to protect company assets.
- Oversee, and report on, the financial performance of the portfolio, ensuring effective tracking of revenue, expenses, capital expenditures, and financing costs.
- Assess selective opportunities to enter new markets or real estate sectors if unique investments avail themselves.
- Technology and Process Optimization: Lead team in optimizing use of technologies to enhance operational efficiencies in asset management, reporting, and stakeholder communication.
- Foster team growth through effective talent management, mentoring, and succession planning.
- Regularly manage property performance through inspections and performance reviews, identifying and acting on opportunities to improve operational efficiency and financial results.
