Job Summary:

Responsible for managing assigned house cost categories for designated bid timelines, trade partner negotiations, and contract formulation of new communities, as well as performing continuous analysis of house costs and trade partner performance within existing communities. Maintain relationships with internal / external customers through problem solving and conflict resolution. Ability to work within a team structure where core values of teamwork, communication, attention to detail, accountability, and positive attitude are paramount. Contribute immediately to an already high-performing Team.

Responsibilities and duties:

  • Total house cost management.
  • Generate and maintain bid documents for new community setup and perform cost analysis of completed bids
  • Formulate and maintain/update contracts in purchasing system for all new and existing communities utilizing bid information and data management tools
  • Pursue house cost savings opportunities through completive bidding, cost analysis tools and takeoff validation
  • Maintain accuracy of category quantities through plan review and field verifications audits.
  • Perform or delegate estimating tasks to ensure proper take-offs and quantities.
  • Manage and issue field file releases and start dates to the field.
  • Supervise or manage the home selection process (after received from Sales) and ratify change orders as required.
  • Champion the continuous use of new building products, selections, and colors to ensure HQ is at the forefront of the homebuilding industry and can provide our customers the best and most desired options available.
  • Manage specifications, option descriptions, and sample / color management for assigned categories within each community
  • Assist with the creation and maintenance of construction field schedule templates.
  • Manage trade partner relations through the following:
  • Recruitment and cost negotiations
  • Monitor performance, workload capacity, and quality of work. Utilize analysis of these criteria to assist with sourcing decisions for new and existing communities
  • Manage compliance with trade agreements and scopes of work for assigned categories
  • Assist in resolving issues and conflicts related to Trade Partner activities
  • Collaborate with sales, marketing, and construction teams, and help manage processes for community setup, maintenance, and problem resolution
  • Perform leadership responsibilities by serving as lead agent on select new community setup projects
  • Improve and refine the HQ Rebate program to ensure proper capture of revenue vs. product mix.
  • Perform other work as directed by theGeneralManager, Director of Operations or VP of Purchasing

Qualifications

  • Minimum Bachelor’s Degree, MBA or advanced accounting/finance degree preferred
  • Related Functional Experience: Minimum 3 years
  • High level competency in Microsoft Excel, Word, and SQL
  • Extensive Home Building or Construction ERP/MSR Database experience and skill
