- Review, qualify and hire trade partners and suppliers.
- Negotiate prices, including terms and model discounts, with all trade partners and, in addition, negotiate rebates from manufacturers. Solicit bids on an on-going basis to ensure competitive rates.
- Ensure that all necessary documentation has been collected from trade partners prior to start of work and, thereafter, update on an annual basis. (i.e. master contract, W-9, pricing, scopes of work, standard specifications, liability and workman's compensation, certificates of insurance occupational license, etc.)
- Continually look into innovative products, techniques and monitor trends and changes in the home building industry.
- Provide consistent and strong support to production manager.
- Work with production in establishing and maintaining a trade partner performance awards program.
- Generate accurate purchase orders and distribute them.
- Compile permit packages for submittal to county.
- Compile and distribute start packages to project managers.
- Generate job specific cost budgets prior to start of construction.
- Maintain a cost variance analysis and reduction program.
- Research and approve variance purchase orders to meet accounting department deadlines.
- Participate in correction of design problems to minimize budget variances, reduce costs and avoid repetitive mistakes.
- Establish standard operating procedures for purchasing, monitor the effectiveness of procedures, revise and improve purchasing processes and procedures.
- Maintain price files for each trade partner and in estimating database.
- Process customer price requests on a timely basis.
- Process change orders on homes under construction.
- Continually self-improve through education.
- Strive to fulfill the missions and objectives of Castle Homes.
Prerequisites for Success:
- Construction knowledge.
- Ability to analyze job cost variance data and take corrective actions.
- Organizational aptitude to manage the pre-construction job package routing and processing.
- Computer aptitude and willingness to learn to process needed data and to communicate via letters, etc.
- Must have understanding and willingness to take direct personnel actions re: non-performing trade contractors from time to time.
- A willingness to handle accounts payable issues with vendors when necessary.
Requirements:
- Bachelors Degree required in Construction Science or Engineering or Related.
- 2 to 4 years experience in residential estimating and purchasing
- Proficient in MS Outlook, Word, Excel, Sage, AutoCAD and On-Screen
- Great written and verbal communication skills
- Periodic extended hours for client meetings and budget deadlines.
