ROLES AND RESPONSIBILITIES

The Senior Preconstruction Manager is responsible for the daily management, coordination and successful completion of the preconstruction phase of both Design-Build and Plan/Spec projects.

For Design-Build projects, the Senior Preconstruction Manager will oversee the overall management of the design-build process - from programming, site evaluation, due diligence, management of the architectural/engineering consultants, value engineering and regulatory approvals. The Senior Preconstruction Manager is ultimately charged with overseeing preconstruction services that generate comprehensive designs and provide a single source responsibility from concept through completion, interacting effectively with clients, company management, other preconstruction staff, design professionals and vendors.

For Plan/Spec projects, the Senior Preconstruction Manager will produce thorough, accurate and competitive cost estimates. This includes a thorough understanding of the project requirements, construction documents, and specifications. Along with the preconstruction support staff, the Senior Preconstruction Manager will ensure that there is adequate subcontractor coverage for all trades that make up the project.

CANDIDATE REQUIREMENTS

  • 10+ years of preconstruction/estimating experience for a Commercial General Contractor.

  • Strong background in preconstruction and project management processes - planning, design, scheduling, and contract negotiations.

  • Bachelor's degree in construction management, engineering, or architecture is preferred, or equivalent work experience.

  • Excellent written and verbal communication skills.

  • Ability to effectively manage multiple projects and prioritize tasks in a fast-paced environment.

  • Poised, polished and articulate - able to lead focused, engaging, insightful and technical conversations.

  • Strong computer skills consisting of MS Office applications, scheduling software (MS Project) and Bluebeam.

  • Excellent organization, interpersonal and problem-solving skills.
