Business Development Assist:
- Provide resources to maintain an increased opportunity pipeline and to efficiently advance preconstruction projects through it. Increase throughput.
- Travel to and participate in meetings with customers and/or design teams.
- Understand from the Business Developer the vision of the customer.
- Assist the project team in creating the business strategy.
- Assist in the strategy creation for all cost estimates.
- Prepare cost estimate and technical portion of a sales proposal.
- Manage and/or Prepare technical specifications for sales proposals.
- Assist Project Manager and/or Business Developer in maintaining accurate updates of opportunities/leads data in CRM as new information is determined and prior to the end of each month.
- Attend and actively participate in preconstruction and design meetings with major project stakeholders.
- Participate in the preparation of construction schedules for estimating purposes including staffing requirements and logistic plans.
- Coordinate and lead preconstruction kickoff and lean planning sessions with the design team and major stakeholders in order to develop the preconstruction schedule and project objectives.
- Manage and assist in the preparation of milestone budget deliverables.
- Facilitate weekly design meeting “team” calls with the project team during preconstruction.
- Participation in the preparation of General Conditions estimates and reviews with the Director of Preconstruction Services and any other senior project staff assigned to the project.
- Alert the Director of Preconstruction Services and members of our estimating and operational teams to potential constructability issues and potential risks involved in General Conditions and Supplementary Conditions.
- Responsible for the preparation of preliminary estimates and studies during pre-construction.
- Coordinate and participate in constructability analysis.
- Lead value engineering process while monitoring design development trends to identify potential cost overruns and problem areas.
- Actively participate in proposal presentations and relationship-building efforts with clients and Architect/Engineer relationships.
- Provide leverage for Project Execution resources during the preconstruction phase of any project.
- Travel to and inspect proposed job sites to evaluate existing conditions and construction risks and their potential impact on the design and/or budget.
- Assist in the strategy creation for all cost estimates.
- Collaborate with Project Manager on delegation of specific preconstruction responsibilities and ensure these roles are being executed.
- Manage and/or Prepare all cost estimates (conceptual and/or detailed).
- Provide value-added services to customers including value engineering, life cycle analysis, and/or alternate solutions in keeping with industry best practices.
- Manage and/or Prepare bid documents (ITB, SOW, Bid Forms, etc.).
- Manage and/or Prepare bid tabulations/analysis.
- Review and qualify bids for completeness based on the scope of work.
- Ensure every project estimate has been critiqued by a knowledgeable peer.
- Lead multiple projects simultaneously through preconstruction phases from conceptual to GMP.
- Quantify project quantities.
- Periodically meet with owners and design team representatives to review estimates, value engineering, and constructability review.
- Solicit pricing from and manage subcontractors. Be familiar enough with data to determine material and labor requirements and prepare itemized scopes for each trade.
- Able to professionally communicate and perform constructability reviews with owner and architect.
- Actively participate in presentation, interview, & proposal preparation
- Develop conceptual cost models to assist owners and architects with preliminary planning
- Ensure success by reviewing preliminary estimates and studies during preconstruction; monitor design development cost trends in order to detect over-runs and potential problem areas
- Participate in the value engineering process as a solution provider
- Visit the site, making note of geographical features and access to infrastructure
- Participate in the preparation of construction schedule for estimating purposes; request and discuss staffing requirements and logistics plan.
- Take into account all the materials, personnel, and any other resources needed to complete construction.
- Responsible for maintaining relationships with subcontractors and suppliers. These relationships are used to keep track of current pricing and to negotiate better rates for long-term or large-scale projects.
- In addition to monetary costs, must take into account the duration, scope, and potential profitability of a project
