We are currently looking for an experienced Project Manager to join our team with one of our clients. I would like to tell you a bit more about this position and learn a few things about you, as well.

Title: Project Manager

Location: Thousand Oaks, CA

Full-Time position.

Key Responsibilities:

Independently manage and oversee multiple projects from the award phase to completion.

Ensure adherence to all safety protocols as outlined in the Mechanical Safety Program, the General Contractor s Safety Program, and Cal-OSHA regulations.

Create detailed schedules for Mechanical activities promptly following an award, and earlier for bidding purposes. These schedules should be optimized for crew sizes.

Collaborate with the Project Manager Director to establish a schedule of values that maximizes cash flow throughout the project duration, according to contract terms.

Develop a Submittal Log for each project in coordination with the Purchasing Department and compile a list of necessary equipment and materials.

Submit all required submittals as early as possible to avoid delays in sourcing materials and equipment. Ensure shop drawings are submitted within the timeline specified in the project schedule.

Thoroughly understand the contracts with clients and the agreements between the owner and the General Contractor, ensuring compliance with all contract terms.

Become familiar with contract documentation, specifications, project logistics, and the project's geographical context.

Enforce the Mechanical Quality Control program.

Participate in coordination drawing development alongside other MEP subcontractors.

Attend weekly meetings with general contractors to stay updated on any schedule or logistical changes.

Foster and maintain excellent relationships with clients, owners, architects, engineers, and subcontractors.

Provide monthly cost and schedule updates during Forecasting Meetings, and produce work-in-place projections to aid in cash flow management.

Supervise Project Foremen to ensure optimal crew efficiency and productivity.

Safeguard Mechanical's financial interests consistently.

Negotiate change order pricing for projects, expedite approvals, and ensure timely billing.

Ensure timely submission of all contractually required notices.

Enforce all company policies and programs, including Safety, Diversity and EEO, and others.

Ensure subcontractors meet their insurance obligations and other requirements.

Maintain organized project files including correspondence, notices, and relevant contract documents.

Actively manage claims documentation and insurance matters, particularly concerning workers' compensation.

Collaborate with senior management to gather cost and schedule data for equitable adjustments or claims.

Develop project budgets broken down by system, floor, and task for effective weekly cost tracking.

Mentor project team members at lower classifications.

Identify scope changes and manage pricing for change orders, including material take-offs.

Oversee contractor agreements and ensure compliance with scope in accordance with the Buyout Matrix.

Have an in-depth understanding of the project schedule and effectively advocate for with General Contractors and clients.

Execute labor projections and review percentage completion with foremen.

Adhere to company best practices and principles.

Conduct kick-off meetings for newly assigned projects.

Build and maintain strong relationships with clients, General Contractors, Subcontractors, owners, coworkers, and vendors.

Attend job site meetings, demonstrating positive company behavior.

Participate in Safety Training courses and complete required Project Management-related training.

Requirements:

4-6 years of experience in construction, focusing on plumbing and/or mechanical trades; a Bachelor s degree in Construction Management or a related field is preferred.

Proficient in all areas of Assistant Project Management and capable of educating and mentoring others.

Skilled with technical applications and software tools, including Microsoft Office Suite (Excel, Word, Outlook) and Bluebeam.

Advanced knowledge of mechanical systems, products, and equipment, including hydronic and refrigerant systems, air systems, hangers, and seismic requirements.

Strong understanding of plumbing systems, including gravity, pressure, medical gas, and ADA-compliant plumbing finishes.

Knowledge of fuel oil systems is a plus.

Familiar with project maintenance protocols and standard operating procedures, as well as project scheduling principles, including work sequencing and crew flow.

Experience in detailing and fabrication schedules.

Competent in managing monthly billings and cash flow.

Prior experience in pricing processes, performing quantity take-offs, and executing change orders.

Proven ability to oversee multiple profitable projects autonomously.

Ability to negotiate, manage, and execute subcontracts independently.

Capable of overseeing commissioning and related documentation without direct supervision.

Comfortable engaging with professionals at all levels, both within and outside the organization.

Excellent communication, interpersonal, and leadership skills with a focus on mentoring.

Physically agile, able to navigate ladders, trenches, attics, and confined spaces.

Must possess a valid California driver s license in good standing due to the requirement for travel to various project locations.
