JOB SUMMARY: Enhance property value by providing engineering services and management. Operations Manager has a good understanding of base building, central plant operations, mechanical systems, electrical systems, construction practices, and preventive maintenance, including a working knowledge of electric, plumbing, etc. Assist Director, Ops with Capital Budget expenses, including obtaining price quotes and management of third-party contractors. Supervise all activities related to maintenance of staff, property, buildings, parking decks and common areas.

KEY AREAS OF RESPONSIBILITY:

  • Supervises and oversee completion of all maintenance related projects.
  • Communicates project objectives and delegates tasks to team members
  • Maintains safety on each assigned property in accordance with approved safety rules and regulations to include conducting safety inspections and provide training as needed
  • Applies knowledge of building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical and any other related setup to perform maintenance, preventive maintenance and/or repairs
  • Performs mechanical, electrical, HVAC preventive maintenance on equipment as needed
  • Applies proper construction and maintenance techniques and ability to use power and hand tools to perform repairs/maintenance/renovation
  • Responds to emergency situations under any adverse working conditions, makes informed and accurate decisions
  • Identifies and reports unusual or hazardous situations to management to preserve the structural integrity of the building
  • Responds to complaints in a professional manner as appropriate
  • Responds to on call after hours emergencies
  • Maintains equipment, supplies and company vehicles in good working order
  • Follows job related safety regulations as prescribed by training guidelines.
  • Assist with Operations & Capital Budget expenses
  • Conduct staff meetings and training sessions
  • Must be available to work flexible hours, evenings, weekends, and holidays as needed
  • Performs other related duties as assigned

REQUIREMENTS:

  • H.S. Diploma or equivalent experience
  • Minimum of 5-7 years of experience in onsite property maintenance repair for mixed use properties (i.e., residential, retail, warehouse of Commercial office)
  • Demonstrated ability to independently manage multiple requests and be able to prioritize in a challenging environment with a high sense of urgency
  • Excellent customer service skills
  • Must be able to work with heights and lift equipment
  • Strong verbal and written communication skills
  • Ability to manage a challenging environment with a positive approach
