Reporting to the Homeowner Services Director, the part-time Loan Processor is responsible for distributing, gathering, reviewing, and verifying loan applications and supporting documentation to ensure compliance with organizational policies and lending regulations in support of Asheville Area Habitat for Humanity’s (AAHH) Homeownership Program.

Essential Functions

Review and process loan applications paying attention to detail and an emphasis on accuracy, completeness, and in compliance with fair housing and affiliate policies

Assist in program outreach, promoting benefits of homeownership to build a pipeline of qualified applicants

Analyze and verify income, credit, financial statements, tax returns, confirming the applicant’s ability to repay a mortgage and their Willingness to Partner with Habitat

Communicate with applicants regarding missing or additional documentation, guiding them through the loan process and addressing inquiries in a timely and professional manner

Organize and maintain accurate records, tracking applications from distribution to final outcome

Ensure all loan files meet internal and external compliance standards

Assist in preparing pre-closing documents and coordinating closings

Provide excellent customer service to borrowers, answering inquiries and offering support throughout the loan process

Assist in the planning and implementation of the affiliate’s marketing plan emphasizing DEI

Provide support to Homeowner Services Department, performing other duties as assigned.

Qualifications

Experience in loan processing, financial services, or community lending (minimum 2 years preferred)

Exceptional attention to details, including ability analyze data and identify inconsistencies

Ability to track and evaluate large datasets to determine eligibility based on a wide range of factors

Knowledge of loan processing and fair housing regulations (certified Loan Processor preferred)

Excellent written and verbal communication skills

High level computer literacy

A commitment to racial and economic equity and proven experience working with diverse population

Advanced process management skills and the ability to work independently

Experience in affordable housing, community development, mortgage lending, case management, and financial literacy preferred

Personal qualities of integrity, credibility, a commitment to and a passion for the mission of AAHH

Work Environment And Physical Demands

This job operates primarily in a professional office environment and routinely requires operating standard office equipment such as computers, phones, photocopiers, and filing cabinets.

Occasionally works in outside conditions that can include inclement weather, heat and humidity, high noise levels and navigating rough terrain. Must be able to travel to meetings and events and communicate appropriately with stakeholders. Some evening and weekend hours may be required.

Pay Range: $26-$28/hr. 20-25 hours per week
