JOB SUMMARY: The Manager LD is a key role intended to drive the development and feasibility process. After the acquisition team contracts for a new deal, the Manager will initiate and complete all necessary due diligence and helps prepares Land Packages for the purposes of securing all corporate approvals, and steers new communities through the kick-off and new community opening process.

This position is also responsible for working closely and reporting to the Vice President Land on all aspects of land development bidding and contracting tasks. This position is primarily based out of the Division office and has direct Management responsibilities.

Essential Duties And Responsibilities

Site Development Management:

  • Prepare projected schedules if requested, implement, maintain and update construction schedules,
  • Schedule and conduct contract and scope of work briefing meetings,
  • Schedule and conduct pre-construction meetings with subcontractors, governmental agencies, utility companies, consultants etc.,
  • Daily coordination of governmental officials and inspectors, consultants, subcontractors, construction staking providers in execution of site development tasks,
  • Monitor subcontractors’ work and/or utility companies’ work for compliance with construction schedule and workmanship, and
  • Provide weekly update.

Tract Acceptance And Bond Exoneration

  • Schedule and participate in municipal inspections to achieve final acceptance of improvements,
  • Address municipal punch-list items for tract acceptance,
  • follow-up with municipal agencies to obtain final sign-off letters for bond exoneration, and
  • participate in bond exoneration meeting as necessary.

Bidding & Contract Management

  • Prepare Bid Form, Bid Spread, Bid Analysis & Recommendation for Bid Award for approval,
  • Contracting Drafting & Administration,
  • Review and approve subcontractors’ and consultants’ progress billings,
  • Review and negotiate subcontract change order requests and provide recommendation for approval or denial,
  • Provide cost impact to budget due to change orders and participate in monthly land development budget update meeting, and
  • Provide projection of upcoming extra work and report to the VP, Land Development its cost impact to the budget at all times.

Acquisition Due Diligence- Initiate and complete all necessary due diligence, including oversight of engineering and other consultants. This includes:

  • Review and approve fee & tech and development budgets for new properties
  • Review and develop project timelines for new community openings
  • Review, analyze, and summarize all risks, i.e.; environmental, political, entitlement, engineering, and/or development related

Education/Experience/Minimum Requirements

Education:

  • College Degree required. Degree in Civil Engineering or Construction Engineering & Management is ideal.

Experience

  • The ideal candidate will have 5+ years of site development construction management experience.
  • Prior residential homebuilding experience or residential engineering experience working with homebuilder or land development clients in in managerial capacity.
  • Prior experience in managing a mid to large size team of land development professionals.

Knowledge, Skills & Abilities

  • Proficient in using Microsoft Office Suite and Microsoft Project Scheduling Software or equivalent.
  • Good with numbers.
  • Good written and verbal skills, detail oriented with good follow-up and follow-thru skills, good people skills and problem solving skills are required.
  • Ability to take initiative and be a self starter is a must.
  • Able to multi-task is a plus.
  • Willingness to travel is required.
  • Must be familiar with blueprints, grading plans, improvement plans, landscape plans etc.

  • Position is located on-site at a community in Raleigh-Durham.
