Key Responsibilities
Leadership and Team Management
- Direct supervision of onsite staff and oversight of either a single property with 500+ units or multiple properties with 300+ units.
- Recruit, hire, train, mentor, and supervise team members to achieve goals and performance standards.
- Foster an atmosphere of teamwork, enthusiasm, and professionalism among staff.
- Conduct regular training, coaching, and performance reviews, including disciplinary actions when necessary.
- Oversee daily activities, including leasing, marketing, maintenance, and construction projects.
- Conduct property inspections with maintenance staff to address safety hazards and other issues.
- Approve and supervise all work performed by outside contractors.
- Ensure timely completion of preventative maintenance tasks across all units and facilities.
- Develop and monitor budgets, maintaining a budget control log.
- Maximize Net Operating Income (NOI) through effective cost control and revenue generation.
- Collect rents and fees, pursue delinquent balances, and process evictions as needed.
- Review financial statements and prepare monthly progress reports.
- Create and implement monthly marketing plans to maintain budgeted occupancy levels.
- Develop resident retention, marketing, and advertising programs.
- Show and lease apartments, completing all necessary applications and documents.
- Ensure adherence to the Fair Housing Act and all company policies.
- Maintain accurate records in property management software (e.g., OneSite).
- Process invoices and ensure timely submission to corporate as per company standards.
- Address resident issues, including neighbor disputes, renewals, and maintenance concerns.
- Cultivate positive relationships with residents to foster retention and satisfaction.
Requirements
Qualifications
- Bachelor’s degree in a related field (preferred) or equivalent years of experience.
- Minimum of 5-7 years of property management experience.
- Proficiency in Yardi or similar property management software.
- Certified Apartment Manager (CAM) certification (preferred).
- Positive, motivating, and team-oriented attitude.
- Ability to thrive in a fast-paced environment.
- High degree of professionalism and confidentiality.
- Detail-oriented with excellent communication and listening skills.
- Strong organizational and prioritization abilities.
