The Estimator is responsible for estimating the cost of materials and labor after researching and gathering all relevant details about the project. Project range from continuing contracts to $150M+. The ideal candidate has excellent numerical skills with an analytical mindset, a good communicator, excellent organizational skills and must be able to work independently. This position will estimate for a large portfolio of work to include, but not limited to, commercial, K-12 schools under new-construction, remodel, continuing contract project efforts, healthcare, and multifamily projects. Significant experience in these markets is required.

Core duties include but are not limited to the following:

  • Support all aspects of subcontractor and supplier estimating and bidding processes.
  • Process Request for Proposal (RFP), Request for Qualification (RFQ), and internal pricing requests and facilitate broadcast announcements of bidding opportunities.
  • Competently draft, proof, audit, and deliver both private and public proposals.
  • Work with Project Executives, Marketing, and Accounting staff coordinating contributions into proposals.
  • Scope sub-tier bids for completeness and compliance.
  • Ensure company compliance with bidding regulations and goals of each project.
  • Develop, prepare, coordinate, and execute presentations and proposals to existing or new clients.
  • Work on multiple company bids simultaneously and deliver in accordance with deadline objectives.
  • Operate and maintain proficiency in all internal estimating systems, technologies, and software.
  • Minimizes exposure and risk by complying with quality assurance controls.
  • Promptly report changes (discoveries) in scope and revenue to Executive Leadership.
  • Identify and execute strategic opportunities with a proposal to optimize the company's position in securing the work.
  • Review design plans and scopes for constructability and value engineering options.
  • Build and manage long-term relationships and partnerships with clients, architectural and engineering principals, as well as with sub-tier respondents such as subcontractors, suppliers, and vendors.
  • Work with key personnel to develop strategies and business development leads.
  • Assist Project Executives and Managers with the procurement of subcontractors and suppliers.
  • Assist the Project Management team with written scopes of work to be included in subcontracts.
  • Create and implement contract documentation with subcontractors and clients.
  • Any and all other duties as reasonably assigned.

This position has no supervisory responsibilities.

  • Bachelor of Science in Construction Management, Engineering, or Architecture is preferred.
  • 5+ years of hands-on experience in estimating commercial construction projects is required.
  • Knowledge with Guaranteed Maximum Price (GMP) proposal handling is required.
  • Understanding of building construction, materials, systems, market conditions, and trade practices is required.
  • Proven experience with pre-construction phase activities on a CM contract, including client and designer meetings is required.
  • Experience with Plan Swift is preferred.
  • Experience with Kahua software is preferred.
  • Experience with Sage software is preferred.
  • Experience with iSqFt is preferred.
  • Proficiency with Microsoft Office (Outlook, Word, Excel and Project) is required.
  • Proficiency with Adobe Acrobat, Bluebeam Revu, or similar plan viewing applications is required.
  • Highly organized with good time management skills.
  • Ability to multi-task and prioritize in order to meet tight deadlines.
  • Conflict management skills with a proven record of developing solutions to complex manners.
  • Professional written and verbal communication skills.
  • Positive, inquisitive, proactive, and collaborative attitude with the ability to work well with all Company employees, customers, vendors, suppliers, and the general public.

This position does not require daily travel, however, occasional local travel to the various jobsites may be required.

This is a full-time salary exempt position. As such, the employee is expected to work Monday through Friday, 8:00 AM to 4:30 PM. As a salary exempt employee, this position may require additional work outside these hours, including weekends to complete job requirements.
