Job Summary:

The Business Development Manager (BDM) will be responsible for driving sales growth in multi-site retail facility management services. The role focuses on selling maintenance contracts, capital improvement services, and facilities management solutions (roofing, landscaping, plumbing, and property maintenance) to large retail chains, industrial warehouses, and facility management companies.

Ideal Candidate Profile:

  • Experience selling facility management services to multi-site retailers (e.g., Target, Walmart, Walgreens, Home Depot, JC Penny, etc.).

  • Experience in break-fix sales or selling maintenance contracts.

  • Strong industry relationships and database of contacts.

  • Experience working for facility services companies like Powerhouse, NEST, MaintenX, Emcor, JLL, CBRE, SMS, Service Channel, ABM, CLS Facility Services, etc.

  • Prior experience selling to facilities managers, procurement teams, or corporate real estate decision-makers.

  • Understanding of commercial property management and multi-site industrial/warehouse distribution facilities.

  • No prior roofing experience is required or preferred.

Key Responsibilities:

  1. Sales & Business Growth:

    • Develop and execute strategic sales plans.

    • Identify and pursue new business opportunities in the retail and industrial sectors.

    • Focus on selling long-term maintenance contracts rather than one-off sales.

  2. Client & Market Development:

    • Prospect and develop relationships with multi-site retailers and industrial warehouse operators.

    • Educate potential clients on the value of proactive facilities management services.

    • Work with HOAs, grocery chains, convenience stores, banks, and distribution centers.

  3. Proposal & Contract Negotiation:

    • Develop customized sales proposals.

    • Lead contract negotiations and secure long-term agreements.

    • Understand client pain points and tailor solutions accordingly.

  4. Collaboration & Networking:

    • Work closely with internal teams (marketing, operations, and project management) to ensure seamless execution.

    • Attend industry events, trade shows, and networking forums.

  5. Sales Tracking & Reporting:

    • Maintain an active sales pipeline and track progress in CRM software.

    • Provide regular reports on market trends, sales performance, and competitor activity.

Compensation & Performance Expectations:

  • Base Salary: $75K - $100K (DOE)

  • Uncapped Quarterly Commissions ($30K-$50K Year 1 expected, potential to exceed $225K with top performance)

  • Paid on topline revenue production

  • Bonus Potential: $50,000

Location & Work Structure:

  • Candidates MUST live within 45 minutes of Sterling, VA.

  • Expected to visit the office 2-3 times per week.

  • 30% travel (field visits to client sites, networking events, and business meetings).

Candidate Qualifications:

  1. Experience & Industry Knowledge:

    • Minimum 5+ years in business development or sales with a proven track record.

    • Experience working with multi-site retail facilities or industrial property management.

    • Understanding of commercial real estate, property maintenance, and service contract negotiations.

  2. Sales & Negotiation Skills:

    • Strong ability to negotiate contracts and close high-value deals.

    • Experience with consultative selling and relationship management.

  3. Strategic Thinking & Problem-Solving:

    • Ability to analyze market trends and create actionable sales strategies.

    • Strong leadership and teamwork capabilities.

  4. Networking & Communication:

    • Excellent verbal and written communication skills.
