As we scale, we are seeking a VP of Development to lead the firm’s technical due diligence, entitlement, and construction execution, ensuring our projects are completed on time and on budget. This role is a critical leadership position and a key strategic partner to the Founder, helping drive Bahlmann Capital’s continued success.
Role Overview
The VP of Development will lead all aspects of project execution—from pre-acquisition underwriting to construction completion. This individual will be responsible for developing and refining construction budgets, managing entitlement and permitting, overseeing project timelines, and ensuring cost control.
This role requires a highly organized and detail-oriented leader with a emerging (ideally deep) understanding of self-storage conversions and a track record of delivering projects on budget and on schedule. The ideal candidate will have a strong network of vendors, consultants, and contractors and the ability to create leverage for the Founder by taking full ownership of development execution.
Key Responsibilities
Pre-Acquisition & Due Diligence
- Provide expert input on construction budgets during underwriting to ensure feasibility.
- Lead technical due diligence, including zoning, environmental, and structural assessments.
- Identify potential development risks and mitigation strategies before acquisition.
- Collaborate with the investment team to ensure accurate pro forma assumptions.
Entitlements & Permitting
- Own and lead the entitlement and permitting process, ensuring all approvals are secured on schedule.
- Develop expertise in self-storage conversion-specific entitlements to create a competitive advantage.
- Build and maintain strong relationships with municipalities, zoning boards, and permitting agencies.
Development & Construction Execution
- Lead all aspects of conversion execution, ensuring projects are delivered on time and on budget.
- Manage relationships with architects, engineers, contractors, and vendors to drive efficiency.
- Continuously refine and optimize construction budgets from initial underwriting through final execution.
- Implement best-in-class project management processes to track milestones and costs.
Strategic Leadership & Founder Leverage
- Work closely with the Founder & Managing Partner to create leverage and scale development execution.
- Develop a deep understanding of self-storage conversion best practices to drive firmwide efficiency.
- Maintain and expand a network of high-quality consultants, GC relationships, and vendors.
- Proactively identify and solve operational challenges to enhance overall project performance.
Key Qualifications & Experience
- 8-15+ years of experience in commercial real estate development, construction management, or project execution.
- Deep knowledge of self-storage, industrial, or adaptive reuse conversions preferred.
- Proven ability to develop and manage construction budgets from underwriting through completion.
- Experience leading entitlement and permitting processes in multiple jurisdictions.
- Strong network of contractors, consultants, engineers, and municipal contacts.
- Exceptional project management skills, with the ability to oversee multiple projects at once.
- Strong financial acumen—comfortable working with underwriting models and pro formas.
- Highly organized, detail-oriented, and proactive problem solver.
- Excellent communication and negotiation skills – ability to drive alignment across stakeholders.
- Entrepreneurial mindset with a bias for execution and ownership.
