Position Summary
Under the direction of the Board of Directors, and the oversight of the Management Executive, the General Manager is responsible for operations of the 196 unit property to preserve the enjoyable and safe atmosphere that will increase the value of the investment through effective building and personnel management. This is accomplished through personnel leadership, facilities management, owner relations, tenant relations, vendor relations and financial accountability.
Facilities management includes assurance that all systems are functional, preventive maintenance (PM) is planned, documented, and satisfactorily completed (per the manufacturer’s recommendation or other PM source), and that House Rules are adhered to.
Personnel leadership includes recruitment, hiring, training, and monitoring of all job responsibilities of each staff member. It includes team building, ongoing development, constructive feedback, and evaluation of each staff member. It may also include a progressive corrective action plan when a staff member is not meeting one or more job requirements satisfactorily.
Leadership assures the safety, security, and enjoyment of the property in accordance with official documents including the By-Laws and House Rules of the AOAO.
Owner/Tenant Relations includes assuring that staff provides consistent and correct information with every encounter, inclusive of job responsibilities, teamwork, and service excellence.
Customer service includes oral and written communication, conflict resolution, and responsiveness in accordance with regulations established in our House Rules. The General Manager assists the budget committee of the Board in establishing the operating budget and works effectively to meet or beat budgetary goals.
The General Manager arranges and oversees activities for contract services as well as ensures that the property is in compliance with the required codes and regulations (e.g. police, fire, insurance).
The General Manager attends Board meetings and prepares a written report of activities for that report period for distribution with other Board materials in advance of the meeting. The General Manager makes daily rounds of the buildings and grounds and meets regularly with staff on all shifts. This is a salaried position so the General Manager is expected to be available 24 hours a day for emergencies and unavoidable situations.

- High school graduate; College degree preferred
- Strong interpersonal and business communication skills both verbally and written (obtained via interview process and examples of written communication)
- Ability to thrive in complex environment and effectively multi-task
- Demonstrated competency with Microsoft Office software, including Word, Excel, and related tools (provides examples of Word and Excel work)
- Two (2) years prior experience at senior level managing premier residential condominium
- Ability to act with sensitivity and responsiveness to the needs of owners, residents, staff, vendors, and visitors
- Demonstrated leadership ability including effective supervision of staff using a variety of skills to coach, develop and motivate staff to work as a team.
- Demonstrated self-starter and resourceful approach to problem resolutions
- Demonstrates and describe examples of excellent conflict resolution skills
- Familiarity with applicable loca, state, and federal laws and regulation
- Current Basic Life Support (BLS) certification approved by American Heart Association or obtained within six months of hire
- Knowledge of financial reporting and budgeting
- Substantial working knowledge of building systems including HVAV, electrical, plumbing, carpentry, landscaping, and aesthetics in order to oversee staff and assist Board in decision-making
- Active participation in CAI Hawaii, IREM and actively working toward ARM Designation
- Bilingual skills (Japanese, Korean, Mandarin) preferred
- Four (4) years of senior level leadership experience in hospitality or luxury condominium
