Real Estate Specialist
Multifamily & Office Portfolio Management
- Support the execution of business plans for stabilized and value-add multifamily and office properties
- Analyze and track property-level performance metrics including occupancy, rent growth, leasing velocity, and expenses
- Assist with annual operating budgets, reforecasts, and capital improvement plans
- Collaborate with property management and leasing teams to drive performance and resolve operational issues
- Conduct market research to benchmark performance and identify risks and opportunities
- Support Asset Managers with property performance tracking, financial reporting, and strategic planning.
- Help track capital expenditure projects and ensure adherence to approved budgets and timelines.
- Prepare supporting documentation and materials for investment reviews, refinancing, or disposition activities.
- Conduct market research and competitive analysis to support leasing and pricing strategies.
- Organize internal databases, file systems, and reporting templates to ensure team efficiency.
- Assist with ad hoc projects, such as acquisitions, dispositions, or refinancing efforts.
Multifamily Analysis
- Development Modeling: Create and maintain detailed financial models for multifamily acquisition opportunities, including pro forma projections, sensitivity analyses, and return metrics (IRR, cash-on-cash, equity multiple).
- Financial Modeling: Create and maintain detailed financial models for multifamily acquisition opportunities, including pro forma projections, sensitivity analyses, and return metrics (IRR, cash-on-cash, equity multiple).
- Market Research: Conduct in-depth market and submarket research to evaluate rent growth, supply/demand dynamics, demographics, and comparable property performance.
- Deal Screening: Assist in the evaluation of potential investment opportunities by analyzing offering memorandums, property financials, rent rolls, and other key documents.
- Due Diligence: Support the due diligence process, including coordination with property management, legal, lenders, and third-party consultants (appraisers, engineers, etc.).
- Investment Memos: Prepare internal and external investment memorandums for investment committee presentations.
- Transaction Support: Track acquisition timelines, coordinate closing activities, and ensure that all acquisition documentation is complete and accurate.
Broker & Partner Relations: Maintain and update databases of brokers, sellers, and potential joint venture partners.
- Pipeline Management: Help maintain the deal pipeline and track key metrics on active, under review, and closed deals.
