This position is responsible for complete cost management support of assigned profit centers.

Essential Duties and Responsibilities: (performs other duties as assigned)

  • Cultivating new potential trade partners and maintaining existing trade relationships
  • Job starts – PO reviews within 72 hours of notification from operation
  • Generate purchase orders for new starts
  • Review POs and start sheet for accuracy
  • Review plot plans and marked plans for accuracy (optional but best practice)
  • Correct issues before job release
  • Research and resolve vendor disputes; including product or pricing issues, and invoice and contract discrepancies
  • Manage all contract documents including the preparation of plans and documentation for bid process; verify accuracy and completeness of all documents
  • Coordinate bid process for new subdivisions including developing bid packages with plans, scopes-of-work and standard and optional features; receive, review, and approve price quotes/bids
  • Assist in base cost and option price analysis (more emphasis in new communities)
  • Review plans, scopes-of-work, and specifications for accuracy
  • Re-bid contracts with vendors once pricing has expired or an increase is requested
  • Special projects and assignments
  • Bid new plans, new options and plan changes, review bids for accuracy and enter in to KOVA
  • Miscellaneous purchasing support
  • Change Order job revisions
  • Model Home Discounts

Education and/or Experience: Bachelor's degree (B. A.) from four-year college or university; five or more years related experience in residential construction; or equivalent combination of education and experience.

Computer Skills

  • Microsoft Office Suite (Excel, Word, Outlook)
  • Previous KOVA experience preferred, not required
