We are seeking an experienced Senior Project Manager with a solid background in scaffolding, building construction, and commercial real estate development within the Architecture, Engineering, and Construction (AEC) industry. The ideal candidate will have demonstrated success in overseeing large-scale urban development projects from conception through completion, ensuring adherence to timeline, budget, and client expectations. Experience in the New York City market and familiarity with the Department of Buildings (DOB) regulations is required.

**Key Responsibilities:**

- Lead project planning sessions to establish project objectives, timelines, and resource requirements, ensuring Urban Umbrella’s safety standards and compliance with NYC DOB regulations.

- Review drawings, specifications, and contract documents to identify project scope and specific constraints.

- Perform take-offs to determine quantities needed for developing estimates, coordinating with subcontractors and suppliers to obtain pricing information.

- Develop detailed technical proposals outlining scope, specifications, pricing, and qualifications.

- Generate job packages and coordinate with field personnel to communicate project scope, schedule, budget, and deliverables.

- Monitor project schedules, quality assurance, and budgets, addressing any deviations in real-time.

- Conduct site walks and work closely with legal and engineering departments for contract and drawing approval.

- Procurement of equipment and materials required for project execution.

- Effectively communicate project details and changes with field teams, management, and clients to ensure transparency and timely issue resolution.

- Maintain and update project data in Salesforce or other relevant project management software.

- Ensure excellent client service and manage client relationships throughout the project lifecycle.

**Qualifications:**

- Bachelor’s degree in Construction Management, Engineering, Architecture or a related field; Master’s degree preferred.

- 7-10 years of experience in project management within the construction industry, with a focus on scaffolding and building construction.

- Demonstrated expertise in the commercial real estate development sector and a broad understanding of the AEC industry.

- Extensive experience in the New York City market and a strong understanding of NYC Department of Buildings regulations.

- Proficiency in project management software, Microsoft Word, Excel, PowerPoint, Outlook, and PDF editing software.

- Ability to multi-task and manage multiple bid packages and projects simultaneously.

- Strong leadership and decision-making skills, with attention to detail.

- Willingness to provide field direction and oversight as needed.

- Valid driver’s license, reliable transportation, and ability to pass a background check and pre-employment drug screening.
