The Position

Based in Genentech's South San Francisco Campus and reporting to the Director of Site Planning, the Site Planning Manager is responsible for analyzing and driving long-term strategic site initiatives to improve the ability of a portfolio of over 50 buildings with about 5M square feet of space to support Roche/Genentech's work and culture. This role will support strategic planning of Genentech's real estate footprint, including land, offices, labs, manufacturing facilities, parking facilities, amenities and infrastructure; and ensure sufficient real estate is available to satisfy potential future needs. At the same time, minimize the cost of carrying real estate inventory and adequately manage the cost and risk of oversupply.

This is a highly cross-functional role that requires strong skills in site evaluation and needs assessment, alternatives analysis, and story-telling. Because initiatives cross organizational boundaries and often require engagement with public agencies and other external entities, demonstrated experience in stakeholder management and relationship building is also critical. Decisions driven by this role have significant financial impact on capital budget (approximating $3B+ over five years) and expense budget (approximating $250M annually). This position reflects the increasing importance of long-term strategic planning for the Genentech Campus.

Responsibilities:
  • Collaborate on development of overall campus plan, and manage strategic initiatives that support execution of the plan. Lead cross-functional efforts for select Real Estate and Workplace Effectiveness (RE&WE) initiatives that support advancing the campus plan.
  • Contribute to development of short/long-term site planning in response to future campus scenarios. Determine strategies around real estate footprint, transportation, and other employee services to maximize efficiency and minimize costs. Partner with RE&WE Teams, Workforce Services and other Site Services departments in development and execution of strategies.
  • Assist with management of relationships with key external stakeholders relevant to site planning and development (e.g. South San Francisco Public Works, Planning Division, Bay Conservation and Development Commission (BCDC) and similar).
  • Secure administrative planning permits for various minor site projects and activities (e.g. signs, utilities, facade improvements, etc.) and support permitting, environmental review, and entitlement of larger and more complex development projects.
  • Represent the Real Estate Strategy team's interests in campus projects, particularly during early stages of project initiation and concept design. Ensure that investments in the campus are aligned with long term campus development strategy.
  • Manage design and engineering consultants during the evaluation of site investments and alternatives. Manage their contracts to ensure timely and cost-effective delivery of services, within a target budget of $1M.
  • Assist with management and implementation of the Site Master Plan with the City of South San Francisco, including annual monitoring activities and reporting, evaluating projects for consistency, and keeping current with Development Agreement obligations.


Education, Experience, Knowledge and Skills:

  • 5-10+ years of relevant experience, preferably in a large, public company or institution
  • Bachelor's degree required. M.B.A. or Master's degree desirable
  • Core expertise in two or more of the following: urban planning, real estate, architecture/design and construction, and/or facilities management
  • Presents with strong executive presence and can gain credibility and confidence with senior level finance and business executives.
  • Creative problem solver who takes initiative and who can drive innovation and influence change
  • Comfortable working in a fast-paced environment and using remote collaboration tools such as Google suite
  • Strong skills in collaboration, quantitative analysis, presentation graphics, and story-telling
  • Lead, act and live Our Roche Operating Principles in all aspects of work
  • This role is based in South San Francisco and is not eligible for Full-Time remote or for relocation.
  • This role is required to be on campus the majority of the time ? 3 days/week


The expected salary range for this position, based on the primary location of California, is $133,100 - $247,300 USD Annual. Actual pay will be determined based on experience, qualifications, geographic location, and other job-related factors permitted by law. A discretionary annual bonus may be available based on individual and Company performance. This position also qualifies for the benefits detailed at the link provided below.
