Title: Project Manager, Interior Design and Construction

Position Summary:

The position oversees the Store Planning and Construction process for new stores, renovations and relocations, managing the projects from the initial feasibility to the store completion. The role is based in the New York office and reports to the Head of Interior Design and Construction.

Main responsibilities

Planning and Design

  • Prepare initial project brief with project requirements, retro-planning schedule and budget.
  • Review site conditions and lease provisions for construction activities
  • Liaise with the Landlords for design guidelines and construction requirements
  • Coordinate the design phase with the Store Design Team and regional cross functional Teams: Retail, Procurement & Finance, IT, Security, Merchandising etc.
  • Manage the work of consultants (architects, engineers, expeditors) for the preparation of construction drawings and documents
  • Drive and respect the critical milestones and deliverables of the lifecycle to achieve project approvals and funding
  • Secure permits and manage the bid process

Construction Management

  • Oversee the construction process to ensure the project is executed up to Bulgari standards, timeline and budget. Adjust and update schedule throughout the lifecycle
  • Value engineer with Store Design if required to respect the budget
  • Review construction documents, submittals, RFIs, application for payments and change orders
  • Request and manage drawing sets from schematic design to construction documents. Review drawings and conduct page turns at milestones
  • Attend and coordinate weekly construction meetings with all stakeholders
  • Coordinate shipments of owner supplied goods
  • Collect as-built and close-out documents
  • Manage the store handover and punch list at completion with related teams
  • Travel for site visits and project meetings as required

Other

  • Regularly visit completed projects to perform post-opening project audits. Identify areas of needed improvement and institute changes to store design, project development & delivery, materials, and suppliers.
  • Support Store Design and Procurement with their on-going research and development programs. Identify and support the prototyping of project components.
  • Identify regional/local resources, materials, suppliers for cost and schedule efficiencies. Work in collaboration with Procurement and Store Design to propose and implement programs to exploit efficiencies. Analyze standards, cost efficiencies and suppliers.
  • Liaise with LVMH Sustainability groups on goals for Green programs and LEED certifications.
  • Travel up to 30% (Domestic) required

Requirements

  • Bachelor Degree in Architecture or Construction project management
  • 7+ years of previous experience in high-end retail projects
  • Software: AutoCAD, Photoshop, Office
  • LEED accreditation preferred, but not required
  • Knowledge of Italian is a plus
  • Excellent communication skills
  • Proactive attitude and problem solving
  • Ability to manage multiple projects and work under tight deadlines
  • Strong cultural background, interest in luxury and fashion industry and market trends.
