POSITION PURPOSE
We are seeking an Assistant Regional Property Manager. As the Assistant Regional Property Manager, you will gain exposure across a wide variety of business activities while showcasing your positive, confident, and proactive approach, and exceptional time management skills. You will assist the Regional Property Manager to ensure properties are being operated according to our company's levels of expectations. This position is based in Las Vegas but could potentially require some travel to conduct site visits to assigned properties or as new properties are acquired. NOT A WORK FROM HOME POSITION.

POSITION PURPOSE
We are seeking an Assistant Regional Property Manager. You will assist the Regional Property Manager to ensure properties are being operated according to our company's levels of expectations. This position is based in Las Vegas but could potentially require some travel to conduct site visits to assigned properties or as new properties are acquired. NOT A WORK FROM HOME POSITION.

- Base salary $22-$25 per hour

- Assist Regional Asset Managers in all aspects of asset management
- Help to educate, train, and provide feedback to property level employees to improve overall profits and stay with in location budgets
- Travel to properties as needed to provide training, oversight, feedback, and corrective measures to on-site property staff, contractor and vendors as well as monitor and maintain the properties themselves
- Be the support as needed to assist when on site facility issues arise
- Perform administrative duties related to assisting functions of properties such as processing delinquencies, assisting with backlog, audits, data entry, gathering vendor bids, handling utility changes, running reports for KPIs
- Be aware, comply with and assist in educating property staff in regard to local, state, and federal regulations and laws
- Provide innovative and creative ideas during team meetings
- Offer support to ensure the efficient operation of our assets
- Assisting in managing the revenue and expenses and make sound business decisions to ensure the budget and financial guidelines are met
- Help in achieving income and occupancy goals by offering superior sales skills, customer service and relationship management
- Collaborate with AM and Marketing in identifying and implementing opportunities to increase revenue that enhance the asset’s value
- Fostering an environment of proactive and on-going marketing and advertising efforts in order to increase the visibility & profitability of the community
- Maintaining an in-depth, ongoing knowledge of the local market and economic trends and implement marketing plans accordingly
- High School diploma or equivalent
- Previous property management experience preferred
- License Required: Driver’s License
- Familiarity with property management software systems
- Understanding of property management laws, regulations, and compliance standards, including Fair Housing Laws
- Demonstrated experience managing and speaking with dissatisfied tenants
- Working knowledge of computers and Microsoft Office products
- Ability to effectively communicate with various levels within the organization
- Ability to make logical and sound decisions
- Ability to reason through difficult situations
- Posses strong problem solving skills
- Strong organizational and multi-tasking skills
- Ability to work remotely while traveling
- Willing and able to work extended hours when necessary, including weekends and holidays. This is rare but occasionally will
- Must be prepared to respond and participate in off-hour events and emergencies, as needed
