Position Overview:

We are seeking an experienced and detail-oriented Commercial Preconstruction Manager with a strong background in the commercial construction industry. The ideal candidate will have 5-10 years of experience working for a General Contractor, with at least five years dedicated to Estimating or Preconstruction. This role requires a professional who can take ownership of a project from concept through to the construction phase, overseeing all preconstruction activities including budgeting, scheduling, and collaboration with clients, architects, and project teams. The successful candidate will have excellent communication skills, both in person and in writing, and a demonstrated ability to budget accurately from schematic designs.

Key Responsibilities:
  • Project Ownership: Lead the preconstruction process from inception through construction handoff, ensuring that all client requirements, budgets, and timelines are met.
  • Budgeting and Estimating: Develop accurate project budgets and estimates, even from schematic and conceptual designs. Collaborate with the estimating team to ensure alignment on pricing and scope.
  • Client and Stakeholder Communication: Act as the primary point of contact with clients, architects, and subcontractors during preconstruction. Build strong relationships and communicate effectively regarding project scope, budgets, schedules, and any changes.
  • Schedule Development: Create detailed project schedules in collaboration with internal teams, and adjust as needed to accommodate changes in design or budget.
  • Risk Assessment: Identify potential project risks and work with internal teams to mitigate them during the planning phase.
  • Value Engineering: Analyze project scope and design to identify cost-saving opportunities while maintaining project quality.
  • Team Collaboration: Work closely with the estimating, project management, and operations teams to ensure alignment and a smooth transition from preconstruction to construction phases.
Qualifications:
  • Experience: 5-10 years of experience with a General Contractor, with at least five years in Estimating or Preconstruction.
  • Budgeting Skills: Proven ability to budget from schematic plans and adapt estimates as the design evolves.
  • Project Ownership: Experience managing projects through the entire preconstruction phase with minimal supervision.
  • Communication Skills: Strong written and verbal communication skills; able to present complex information clearly and effectively to diverse audiences.
  • Technical Proficiency: Proficient with industry-standard estimating software, scheduling tools, and Microsoft Office Suite.
  • Education: Bachelor s degree in Construction Management, Engineering, or a related field preferred.
