Real Estate Private Equity Company Seeking Industrial Real Estate Asset Manager

The Asset Manager (AM) will be a member of the team responsible for overseeing the company’s

national commercial real estate portfolio. The individual will be responsible for financial performance, leasing and operations of properties within the portfolio.

This position will report directly to the Vice President of Asset Management and work closely with the Property Management, Acquisitions, Finance and Investor Relations teams. This individual will work with third party leasing teams to maximize operating revenues through renewals and new leasing. They will also work with the property management team to analyze and reduce operating expenses in an effort to increase NOI. The AM will focus on increasing cash flow with the ultimate goal of maximizing the total return to each investment.

Position Responsibilities:

Work with the VP of Asset Management to develop and implement Asset Management plan;

Oversee third party agents and participate in lease negotiations looking to drive greater velocity of new leasing and renewals;

Monitor operational performance of properties, including budgets (comparing to actuals), review

occupancy levels (rent rolls) and accounts receivable and make recommendations to achieve optimum returns;

Quarterly review and reconciliation of committed and forecasted leasing commissions, tenant

improvement and capital projects to determine the projected capital needed to fund the projects along with quarterly reforecasts and cash projections for each property;

Prepare annual leasing assumptions with input from leasing agents for use in annual budgets;

Participate in quarterly portfolio review and distribution meetings with Executive team;

Formulate and implement workout plans with tenant’s having financial difficulties;

Conduct periodic site visits;

Monitor and report on markets/competitors’, including leasing absorption, rental rates, concessions,

market trends and conditions;

Review and monitor loan documents and servicing agreements for leasing criteria, lender approvals and

liaise with lender representatives for the necessary approvals;

Qualifications:

 A minimum of 2 years of commercial real estate leasing or asset management experience.

 Must have strong financial analysis skills.

 Expertise in maximizing total return for real estate assets through the analysis of property

efficiencies and identifying opportunities for improved performance.

 Experience managing third party leasing agents and directly negotiating lease terms.

 Knowledge of office and industrial real estate operations, including property management;

marketing and leasing; budgeting; capital needs planning; financial reporting and compliance with

financing covenants or regulatory agreements preferred.

 Experience in negotiating third party contracts.

 Must have excellent communication and organizational skills.

 Must have the ability to multi‐task and work in a fast‐paced environment.

 Must have strong computer skills and thorough knowledge of Outlook, MS Word and Excel.

Knowledge of real estate software (VTS, Argus, Yardi etc.) helpful.

Education:

 Bachelor’s Degree in Real Estate, Finance, or related subject.
